CONSULTANT / ENGINEERING PHASE

  • Most projects require outside consultants, which may incur extra fees not covered in the Service Agreement. If the Client hires consultants directly, a coordination fee applies. We'll collaborate to choose suitable experts and clarify costs upfront. Expect 4-8 weeks for drawings, code reviews, and research.

    Civil Engineer

    Required for site changes such as:

    ·       Building additions

    ·       New construction

    ·       Grading

    ·       Utility relocation

    ·       Pavement installation

    ·       Storm Water Management

    Landscape Architect

    A local municipality might require this for a new site or significant site modifications.

    Furniture, Fixtures & Equipment Consultant

    Before construction documents can begin, the Client is required to submit information about equipment manufacturers, models, and specifications for all furniture, fixtures, and equipment (FFE) involved in the project. FFE plans need to be supplied before engineering starts, or else extra fees may apply. If the Client is unable to provide these details, an Equipment Designer will be recommended.

    Structural Engineer

    Required for structural modifications

  • Ceiling with yellow ductwork, a square sprinkler head, and a concrete wall.

    Mechanical Engineer

    Required for HVAC load studies, duct sizing, plumbing loads, and pipe sizing, or if requested by the Local Authority. Not needed for Business, Mercantile, or Storage buildings with only HVAC equipment, a single fire area, and under 3,500 sf; minor plumbing alterations as determined by the official; or buildings with fewer than 12 required fixtures.

    Electrical Engineer

    An engineer is required for project service loads exceeding 400 amps, with a 22,000AIC rating, for new services, extensive equipment installations, or upon request by the local authority.

    For projects with service loads under 400 amps and buildings smaller than 3,500 square feet, an engineer may not be necessary.

    Lighting Consultant

    Local authorities might request evidence of required lighting levels, including site, egress, or general photometric lighting.

    Energy Consultant

    Local authorities may require energy assessments such as COM Check/RES Check, Manual J, Solar Studies, Net Zero Building Certification, Life Cycle Analysis, Title 24 (California)

    ADA Consultant

    Local authorities may require independent ADA consultants, like TDLR in Texas or Title 24 in California.

    For major projects and if requested by the client, we may subcontract a specification writer to meet their specific needs
